Villeray District is a dynamic commercial area, rooted in local life and appreciated for its diverse offerings and friendly atmosphere. However, like any urban commercial hub, it must adapt to changing consumption habits, increasing competition, and new consumer expectations regarding the shopping experience. To address these challenges and strengthen the district’s attractiveness, SDC Villeray District undertook an in-depth market study aimed at painting a precise picture of its commercial supply and demand.
The main objective of this initiative is to analyze the alignment between the existing offering and consumer needs in order to identify areas for improvement and guide the commercial development of the district. By relying on a data-driven approach, this study enables the SDC to guide its strategic decisions with a clear and structured vision.
One of the pillars of this study is a detailed analysis of the purchasing behaviors of residents and visitors. An online survey was designed and distributed to gather precise information on their origin, their motivations for frequenting the district, their commercial preferences, and their expectations regarding the urban experience.
This data collection allowed us to map the district’s zones of influence and identify the customer segments operating within it. These analyses help to better understand foot traffic dynamics and the levers that influence customer loyalty and the attractiveness of Villeray District.
In addition to analyzing consumer behaviors, we conducted an exhaustive inventory of the district’s businesses. Each establishment was classified by sector of activity (food, services, durable goods, restaurants, etc.) to evaluate the diversity and balance of the current offering.
This mapping of the commercial offering highlights well-represented sectors as well as under-exploited ones that could be developed to better meet consumer expectations. The evaluation of the offering is not limited to static observation but allows for the establishment of an adaptation and optimization strategy based on emerging trends and market needs.
An essential part of the project involves detecting commercial leakage, i.e., the segments for which residents leave the district to make their purchases elsewhere. By analyzing these trends, we were able to identify product and service categories that could be strengthened to capture a larger share of local demand.
Unlike traditional studies that focus exclusively on physical businesses, our analysis also considers the influence of e-commerce on purchasing behaviors. Many consumers now combine online and in-store purchases, which directly impacts the commercial dynamics of the district. By understanding these changes, the SDC can anticipate market developments and adjust its positioning more strategically.
Based on the collected data, we formulated a series of recommendations aimed at structuring the commercial development of the district. A primary priority is to improve the overall Villeray experience by implementing initiatives that strengthen its identity and facilitate visitor loyalty.
Adapting the commercial mix is also a central challenge of this strategy. By identifying underrepresented sectors and supporting businesses in evolving their offerings, the SDC can better meet customer expectations and strengthen the complementarity between existing businesses.
Finally, a targeted communication strategy is essential to increase the district’s visibility and attract a broader customer base. This involves promotional campaigns, thematic events, and better use of digital tools to position Villeray as a must-visit commercial hub.
Thanks to this study, SDC Villeray has a detailed diagnosis that allows it to guide its initiatives with a structured vision based on concrete data. The integration of e-commerce trends and evolving purchasing behaviors provides a comprehensive market understanding and ensures actions better adapted to current realities.
The in-depth analysis conducted throughout the project lays the groundwork for a coherent strategy, adapted to consumer needs and the district’s ambitions. By implementing targeted actions and optimizing the commercial offering, Villeray District will be able to consolidate its position as an attractive and resilient commercial hub.
This study represents a key strategic lever to transform the district’s vision into a concrete and measurable action plan. Thanks to a better understanding of the market and a clearly defined strategy, the SDC is now equipped to ensure harmonious and sustainable development for Villeray District.
